:: Lien Release Processing & Management
Lien Release Services Include:
- Clients send an electronic data file of paid in full loans to NTC or places orders via NTC's secure web release processing module.
- Clients provide NTC the corresponding document images or collateral files necessary to prepare releases. Alternatively, NTC will order the collateral files directly from the custodian(s), if requested.
- NTC will perform full data capture of all necessary information requirements from images or files. Clients may alternatively enter all necessary information via NTC's secure web release processing module.
- If no files or images exist for the loan(s), NTC has the option to research and obtain all information necessary to process the lien release.
- Releases are printed, signed, sealed and notarized according to state and county guidelines.
- Optional eRecording of the release is performed where available.
- Recording fees are calculated; checks are cut and married with prepared releases.
- Releases are then forwarded to recording jurisdictions. Most are sent tracked via 2nd day air for less than normal postage
- Less than 1% of releases do not automatically return to NTC. Service includes extensive follow-steps up with county to ensure the documents are recorded.
- All recorded releases are imaged and posted to the web for easy access or delivered to clients according to preference.
- Recorded releases are mailed to borrowers with customized letters, where requested by our clients.
- Paid in full mortgages and notes are mailed to the borrower with customized letters according to client preference or state matrices.
- As an optional service, NTC can establish a customer service call center for your borrowers to contact NTC with queries instead of contacting your customer service centers.
- Complicated assignment chain issues can be resolved by NTC. We will send any applicable un-recorded assignments found in the file concurrently with the release for recording, or if authorized, re-create required missing assignments.
- Optional imaging of the paid in full collateral file for electronic retention.
- NTC offers a complete research option for files that are lacking required information or documentation to complete the release process and will research to obtain missing mortgages or recording information, legal descriptions, missing assignments and more.
- Reporting, data file uploads to client system.
- Website access to status and images of recorded documents.
