CURRENT OWNER SEARCH SERVICES
Based on the instruction from the client, NTC will report any lien filed against a certain property from the last property transfer date. Reporting of the position of a client lien is also available. Specifically, NTC will search and provide a report on the following items:
- The current property owner, including any changes in title due to Quit Claim
- The lien position based on all recorded mortgage documents since the property deed transferred into the current owner's name
- Involuntary liens –such as Home Owners Association, tax liens, mechanics liens, etc.
- All open mortgages, deeds of trust or UCC’s that have been placed on the property by the current owner
- Subordinations or modifications of existing loans
- Foreclosure related documents or lis pendens filed
- Any assignments recorded of open liens
- Bankruptcy filings
- Tax status to show any delinquent or current property taxes and dates due
RESIDENTIAL UPDATE SEARCH SERVICES
Based on the instruction from the client, NTC will report any lien filed against a certain property from the date of a specific recorded security instrument forward or a specific date as provided by the client, which shall not exceed 3 years from the order date. Specifically, NTC will search and provide a report of the following items filed against the property since the search date:
- Any additional open mortgages, deeds of trust or UCC’s that have been placed on the property.
- Subordinations or modifications of existing loans filed since date of Client mortgage.
- Involuntary liens – such as Home Owners Association, tax liens, mechanics liens, etc.
- Foreclosure related documents or lis pendens filed
- Bankruptcy filings
- Any assignments recorded on new liens
- Tax status to show any delinquent or current property taxes and dates due
PROPERTY TAX STATUS SEARCH SERVICES
Based on instruction from the client, NTC will perform property tax searches on property addresses provided to determine property tax status (if current or delinquent). NTC searches for any taxes, including county, city and school board taxes. NTC will send the client weekly reports of the results of the property tax searches consisting of the amounts of taxes past due, and the tax period for each overdue amount and any current taxes with due dates..
